01 Agreement
HouseFlow HQ is operated by Sanders and Associates, LLC (“we,” “us,” “our”). You can reach us any time at support@houseflowhq.com or by mail at 3941 Park Drive, Ste 20-523, El Dorado Hills, CA 95762.
By buying from houseflowhq.com or using anything you get here, you agree to these terms. If you do not agree, do not buy.
02 Who can buy
You need to be at least 18 and able to enter a contract.
03 What we sell
Digital products for homeowners — printable PDF guides, spreadsheet workbooks, and access to an online member area. Everything is delivered digitally. Nothing is shipped.
Current products are The Home OS ($27), the Renovation & Project Planner Pack ($24), and The Complete Home Vault ($97). Prices are in US dollars and can change; the price shown at checkout is the price you pay.
04 Order bumps and upsells
Our checkout offers optional add-ons before you pay, and one optional upgrade immediately after. These are always opt-in — you have to tick a box or click a button. Your order total is shown before you are charged, and each item appears separately on your receipt.
05 Delivery
Your files are emailed to you within a few minutes of purchase, and are also available from the receipt page. If something does not arrive, check your spam folder first, then email support@houseflowhq.com and we will send it again.
06 What you may and may not do with it
You get a personal, non-exclusive, non-transferable license to use what you bought in your own household. You may print as many copies as you like for yourself.
You may not resell it, give it away, post it publicly, share your member-area login, or use it as the basis for a competing product. You may not remove our name from the files.
If you want to use it with clients or across a portfolio of properties, email us — we will sort out a license.
07 Member area access
Buying The Complete Home Vault gives you access to the member area for as long as we operate it. It is not a subscription and there is no recurring charge.
We add and improve modules over time. We may also change or retire content. If we ever shut the member area down, we will give you at least 30 days' notice and a way to download everything you bought.

This is the most important section here, so it is in plain language.
Everything we sell is general educational information about maintaining a home. It is not professional advice, and we are not your contractor, electrician, plumber, roofer, home inspector, attorney, accountant, or insurance agent.
Homes differ. Local building codes differ. A task that is routine in one house can be genuinely dangerous in another. Before you do anything involving gas, electrical work, structural changes, roofs, ladders, heights, or water shutoffs, satisfy yourself that it is safe, and hire a licensed professional when there is any doubt. Do not rely on our materials in an emergency — call the relevant utility or 911.
Any cost figures, timelines, or budget numbers are illustrative. They are not estimates for your home and not a prediction of what work will cost you.
You are responsible for what you decide to do in your own home.
09 No warranty
We provide everything “as is.” We do not warrant that the materials are error-free, complete, current, suited to your particular home, or that the site will be available without interruption.
10 Limit of liability
To the fullest extent the law allows, Sanders and Associates, LLC is not liable for indirect, incidental, consequential, or punitive damages, or for lost profits, lost data, property damage, or personal injury arising from your use of what we sell.
Our total liability to you for any claim is limited to the amount you actually paid us in the twelve months before the claim.
Some states do not allow these limits, so parts of this section may not apply to you.
11 Indemnification
You agree to cover Sanders and Associates, LLC against claims and costs arising from your misuse of the materials or your breach of these terms.
12 Refunds
Thirty days, no questions asked. The full terms are on our Refund Policy page.
13 Ending access
We can suspend or end your access if you share your login, redistribute our materials, or file a fraudulent chargeback. If we do that because you broke these terms, you are not owed a refund.
14 Links to other sites
We sometimes link to tools, suppliers, or resources we find useful. We do not control them and are not responsible for them.
15 Changes
We may update these terms. The date at the top shows when. Changes apply to purchases made after they are posted.
16 Governing law
These terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts serving El Dorado County, California, and we both consent to that.
